THE MEDITERRANEO DEVELOPMENT

The developers of the Mediterráneo project on Av. de la Marina across the road from Mazatlán Marina are no strangers to single family housing developments. The company, Pronova Desarrollos, has successfully constructed three housing communities in Mazatlán – Jardines del Bosque, Los Olivos and Paseos de los Olivos. Their first sojourn into the world of high rise condominiums was the Las Gavias twin towers on Av. del Mar, a flagship project which rejuvenated interest in property along the Malecón. Pronova has now joined many other developers in the rapid expansion of new communities in the Marina Mazatlán corridor, with the Mediterráneo the first single family home project in a profusion of high rise condos. The concept for the development is based on representing seven regions of the Mediterranean – Andalusia, Balearic, Catalonia, Cote d´Azur, Tuscany, Corinth and Sardinia – with seven villages within the walled community. Each village will have an ornamental pond and green area. None of the lanes leading to the villages are straight. Rather they are eye-pleasingly curved organic forms, which also have the added advantage of discouraging speed. In total, the project will consist of approximately 360 two and three bedroom, two-story family homes. While owners have the option of seven different architectural designs to choose from, all exterior facades are painted white with red tile roofs. Prices for the homes range from $130,000US to $190,000US which does not include kitchens, closets and other built-ins commonly

expected by North American buyers. According to Sales Manager Lic. José Millán, there is a reason for not incorporating the built-ins in Mediterráneo homes. “We found that local buyers say homes with built-ins are too expensive,” he explained. “They prefer to buy their own kitchens and closets as they say they can purchase them less expensively. We do have our own packages which buyers can purchase separately if they don’t wish to shop around themselves.” The project developers have set aside 14,000sq meters of green space into their design and offer attractive amenities such as a Club House, gym, swimming pool, jogging and bike tracks, piñata and BBQ areas, tennis and basketball courts and multiple use halls. Each home is outfitted with an internal alarm system, and there is a 24 hour manned front security gate. A central phone system connects all owners and cable connections are pre-installed. “The concept of a gated community is new in Mexico, and most of our buyers to date are locals,” said Lic. Millán. “For that reason, we have a successful administration company that will administer the entire project. We think that external administration is preferable to owner administration, though owners will participate in decisions. We want our project to work. We anticipate the monthly maintenance fees will be $100US.” Mediterráneo is open for business, with models available for viewing. The community is easily recognizable by the white lighthouse obelisk at the entrance. It is representative of the one found on the Island of Gibraltar which heralds the entrance to the Mediterranean Sea. (Advertorial)
